Arrival & Departure
- Check-in between 3:00 PM and 10:00 PM. We'll welcome you personally, hand over the keys and give you a short walkthrough of the village.
- Arriving after 10:00 PM? Let us know on the morning of arrival, we'll arrange a smooth late check-in.
- A valid passport or ID is required at check-in.
- Check-out by 11:00 AM.
- Late check-out is available on request, subject to availability (up to 2:00 PM at no charge in most cases).
Payment & Cancellation
- Free cancellation up to 14 days before arrival, no charge.
- Cancellations within 14 days: the first night is charged.
- No-show: full first night is charged.
- A 30% deposit is required to confirm the reservation.
- Balance is paid on arrival, we accept cash (€), Visa, Mastercard and American Express.
- No surcharge for card payments.
- Rates include VAT.
- The Greek climate tax of €1.50 per room / per night is payable locally at check-out.
Guests
- Children of all ages are welcome.
- A baby cot is available at no charge, please request at booking.
- No extra charge for children under 2.
- Only guests listed in the booking may stay in the room, for safety and insurance reasons.
- Pets are not permitted on the property.
- Exception: registered service animals, please tell us in advance.
In the house
- Smoking is not permitted anywhere inside the room.
- You may smoke freely on your private balcony.
- Violation incurs a €150 cleaning fee.
- Please respect quiet hours between 11:00 PM and 8:00 AM.
- Low music and quiet conversations only, we share the neighborhood with other travellers and locals.
- Parties, events and non-registered visitors after 10:00 PM are not allowed.
- Rooms are serviced daily. Ask for extra towels or fresh linen whenever you like.
- We use biodegradable products and recycle. Please join the effort.

Our house sits on the main pedestrian street of Oía, no endless staircases like elsewhere in the village. We're happy to help with luggage.
